Open title with your preferred rep early. Things to check: Vesting: Is the seller an entity? Send title a copy of their Articles of trust or Incorporation and make sure that Title is able to insure or if further documentation is required. Liens: Send title a filled out copy of a Statement of information so they can start working on any tedious lien demands ASAP.
Get your inspections done ASAP. Order a termite, home, pool, roof inspections. Put them on the MLS when marketing and have buyer's move into escrow removing all inspection contingencies! What seller/client wouldn't be impressed with your preparedness?!
Get those TDS & SPQ's filled out early and put them on the MLS when marketing. Taking this extra step reduces the chances of a buyer backing out during their inspection period.
